I have my wifes 94 Honda Civic 4 Door LX that I will be selling. Just off the top of my head it has about 125K miles on it , little rust, CD player cruise control and runs like a Cat in heat.
Here are a list of things installed in the last 2 years:

Timing Belt & water Pump
Brakes (Front and Back)
Tires
one of the axle shafts (1/2 shafts)

The car passes emission with no problems. The wind shield has a crack and it needs a new trunk lid. I have called some local bone yards and the trunk goes for about $50.00. I will most likely replace the wind shield before I sell it.
