The title should be called fuck my neighbors and authority lol, but yeah.

Finally found a suitable office building/shop to buy for my business.

This will also double as a perfect place to work on and store my personal toys. It's not ideal, but I've been looking for 6-12 months and this is the ONLY place that fit most of my needs and wants.

I've been negotiating with the seller for two months and they finally accepted my offer. Closing is set for mid May. I expect to have the business running out of it by fall sometime.

Well this deal is dead. Half the lot is paved on RR property. They got verbal permission to do so 15 yrs ago. No written easement = no lending

i know right where that is... there are/were a couple other shops for sale right up the road from there. similar sq ft. we actually looked at the same shop when it was for sale last time. we were told that the previous owner was still in communication with the RR and could come up with easement/rectification.
