Does anyone know any farmers in the Hartland area who might be willing to sell a small 4 to 10 acre plot to build a house on? We've been looking at houses for the past month or so, but we're not really finding what we want so we're tossing around the idea of building.

You're talking about $400,000+ just for 4 acres of swampland in that area. Probably end up buying a dilapidated farm for $1m+. Good luck.

I bought a POS house (literally a $45,000 modular would be an improvement) on a nice piece of property. You can always change the house but you can't always change the location or the property contents.

Well we've looked at two places now that were 3-4 acres and new newer 2800 sq ft homes and they were $400k. I have seen plots commercially listed for between $150k and $200k for that amount of land so I don't know where you are getting $400k for unimproved land. There's one place we are thinking about looking at which is $470k with a maybe 10 y/o 5000 sq ft house and 8 acres. I'm talking town of merton, north lake, southern edge of Washington county, not necessarily village of Hartland.

This is a property that we put an offer in on but ended up not getting due to someone else beating us with a slightly better offer. It's a 4.5 acre parcel cut out of some farmland, really nothing bordering it. Some wooded, prairie, etc...

Ah, yes, that's way different. Once you hit the 1hr+ mark from Milwaukee the price drops fast. I thought you actually meant the Greater Hartland Metro Area. haha. Hartland is way different from the far reaches of Merton.

You get up by Hartford and Erin and land is almost free, comparatively.

Ya, I'm sorry, I should have been a little more specific, but yes, I'm talking the southern part of Erin, Merton, North Lake, Stone Bank, etc... basically in the northern part of the Arrowhead High School District or near enough to do open enrollment without too far of a drive.

Yep. Why do you know a farmer who wants one and would be willing to trade a fat chunk of land for it? Lol. I haven't had it out at all this year because between our third kid being born, getting our house ready to sell, finding a new house, plus the clutch being ready for retirement... Just haven't had time.

I live in the village of merton and absolutely love it out here. I do know a friend of my neighbor owns ~70 acres off of lake 5 rd between vv and county line somewhere, I'll ask him if he might be interested in splitting some of it up.

Thanks, I appreciate it. We may be interested in more later, but at this point we would just need to get a lot and a house built, then we can expand later. We may even be willing to rent some of it back to him to use if that's a concern as well. We are trying to avoid ending up in or on the edge of a subdivision if we can help it so we're not planning on flipping the land for development or anything like that.
