It doesn't take much to get into a home. FHA is 3.5% of purchase price for a downpayment and the rates are still really good. They were 4.75% for 30 year fixed a day or so ago when I checked. Great time to buy!

That's the same problem my wife and I are having. We can find a ton of houses we could afford the mortage on, but don't have enough $$ saved up for a DP.

The yard is plenty big. Put up a 24x36 if you want to. Buy the garage as a kit from Menards. Easy

There are plenty of big banks out there that will still finance a house with 0 down payment. Look into it. I just did it about 2 years ago. 0 down. 30 year fixed through Chase.

Oh sure. Banks will work with people with good credit to get them in a house.

Also worth mentioning is the house has a bone dry basement. The past few years we have had those crazy rainfalls and the basement stays nice and dry. I even stored my 409 down there. Walls are all Drylocked. I had Security Glass Block put in glass block windows, I cleaned out all the window wells and added crushed stone to aid water displacement when it rains super hard.

The cedar shake siding was cleaned and painted a couple summers ago and still looks like new. The chimney flashing wasn't done right when the new roof went on and last summer had it totally redone and tarred.

3.5% down is only $5 grand on this house. FHA loans are easy to get- I filed bankruptcy 2 years ago and I was recently approved for one for my condo. Good luck J!

Depends on too many things, like the amount of money you can put down, the % you are able to get, and loan terms.

10% down on a 30 year @ 5% would be just about $675.
10% down on a 15 year @ 5% would be about $1,000.
30 year with $0 down should be around $750.

Don't forget taxes though.

I'd say by the cars listed in his sig that credit rating isn't a problem. How many people have looked at the house? Have you asked them why they weren't interested?

There are a lot of things you have to keep in mind when buying a house. Like taxes. $277 a month on this place, and most mortgages make you pay into an escrow account which covers your homeowners ins and taxes. Could potentially add $400 a month easily. Also, another big thing that people forget, the house has to appraise out at what you want to buy it for. Even if your bank would approve you on a loan, the house may come back with an unfavorable appraisal which would mean you could afford the payment, but the bank won't loan the money because the value isn't there. That's not all that uncommon today either. Only way to circumvent this is to put more down to cover the difference.

We've had good action on the house and everyone seems to like it. Most people through have been first time buyers and want to look at 100 more houses before they pick one lol. The time is right to buy! Low rates again, summer is near and my taxes are cheap compared to most of West Allis and Milwaukee county!

Good advice in here in regards to payments and such. A lot does depend on your loan and how much you are willing to put down. Also figure in the taxes ($3320 annually compared to $5000 across the street from me), and the utility bills. House has a brand new furnace so our gas/elec in July is $85-90. In January it's $120-145. Water bills are quarterly so $100-120 every 3 months. Bills are cheap in this house.

Civic600 come check the place out and see if it's right for you. The fact that nearly the whole house has been updated, we are including all the appliances, the huge backyard (rare for West Allis) and the location make our house a great one. You are welcome to see it anytime!
