Especially in Milwaukee County? We might be attempting our 2nd try very soon. Our original loan was in the fall of 07' at 7.0. Only 3% down so even with very good credit, couldn't get lower. Tried re-financing in 09' and was locked in at 5.0 but our appraisal was too low, so we paid $400+ for an appraisal with nothing to show for it. Now we might be at 5.5, worth it to us if it works out. Closin costs would be $1,200 or 1,700 more (I'll find out soon). Our appraised value must be no lower than 125,000 to go through, the last appraisal in the summer of 09' was at 138,000. Don't think prices have dropped 10% in the last 1.5 years but curious to what others might have experienced in the last 1-2 years in their re-finance attempts. Our loan and both re-fi attempts would be with Wells Fargo.

I am starting to believe that I got the best deal in the world when I bought my house last a few years ago. I put 0 down and locked in at 4.5% Thats right, no down payment.

wow, I've never seen a 0% down under 5%, any PMI with that?

No PMI. No points. Financed with Assured Mortgage in Lake Mills.

In case anyone else is in the same boat or cares, we are going through with an attempt to re-fi. Rate is at 5.625 as long as our appraisal is high enough (127,500+). It appraised at 138 in mid 2009, not sure how much if any prices dropped since then. Would save us $200+ per month if all goes well. Won't hold our breath but its worth a shot.
