I am looking at renting out a shop with a friend, and we need 1 or 2 other people interested in something like this to make it affordable. This is solely space to work on and store personal cars, about 2200 square feet. The shop is located in Waukesha near generac off of 59 . It is $800 a month rent without utilities, which are about $100 a month in winter and only about $30 in summer. It all would get split 4 ways, and we currently have two for sures and one maybe. Its a new building with a bathroom and three phase electric, and its very private and secure. For those that know, it is right next to Chris SmokinRam's shop.

Let me know if you are seriously interested.

Is it just an open shop area, or is there any equipment or would there be?

this is mine, it is exactly like this only inverted, the backroom/utility room is on the left and the overhead door is on the right. and we built the loft. the one for rent doesnt have that.

You would supply your own tools. A lift would be in the near future.

it is a hell of deal that why I did it! and its 3min away from my house. its 36'x60'+- bathroom running water 200a service the one for rent has 3 phase power too. water is well/septic. im out there almost everyday. she wants 800a mo + utilities if you are NOT going to be running a buisness. she is very cool to, and can also see the building from her house.

from past experience doing this kind of thing...make sure all parties renting are on the lease.

it happened to me 10+ years ago. I was the sole name on the lease $1200 a month for a shop with electric divided amongst 6 people. Not a big deal, until 1 person dropped out due to some BS. then they all started pulling out, saying they couldn't afford the increased share. I got stuck paying the final 2 months rent. And these people were people i considered friends, most of them I still talk to. (the ones who stuck it out with me)

so basically 200 and change would u mind a demo derby guy in there with ya im not messy but it would be nice to not have to cluster fuck my garage with all my demo shit
