Well I never thought that at the age of 20, I'd be buying my own house ( 1200sq. ft. 3-4 bedroom), but I close on one on the 14th!!! Not the biggest, but it'll do for me and my girl. Finally obama got one thing right with this tax credit, and between what the seller and the city's paying, I have to put $0 down!!!! ( besides the original earnest money) I finally have a garage! And the best part is, I'm only going to be paying about $100 more a month than my apartment rent was, and I'll own it!!! I'm excited!:banana:banana

Did you get an inspector or a team of tradesmen to pick the house apart ?

0 down?

Wow, and they wonder why banks are in bad shape. Congrats on the house, good luck with it! What interest rate did you get?

Thanks guys. I had it inspected by two carpenters, and a few family members, the city also inspected it. I locked in at 6.25% or 6.5% i just got off work and am tired, so I can't remember exactly right now. I'm considered low income, so that's why I didn't have to put any money down. The city has grant money from the feds to help low income people buy homes. I may also be getting a brand new energy efficient furnace, and a few other things, paid for by the city.Just getting back some of my $1000'a I've spent on taxes.

hmm $0 down would scare me. Nothing like having no equity for the first 5 years but regardless, owning is better than renting!

Money is being put down, just not by me. It's the same as if I put the money down, but the city grant is going to come up with the money.

This is why you learn to do all your own remodeling. I didn't know shit about remodeling before I bought a house. Now I can do a complete gut and remodel of a bathroom in less then 2 weeks. I'm no pro, but I can get the job done.

It doesn't need anything, but I'm going to do a few things as money allows. I've been working with my uncle who is a carpenter for 2+ years as a side job, so he's taught me alot. He also told me if I need any help doing anything he'd help me out. My dad will help also. Thank God for a great family.

Congrats, i can't wait to get into a house! I'm not sure i really want to stay around here so thats keeping me renting for now. Well, that and the downpayment issue, lol.

Next spring I should have $30K saved up, and I still dont think that is enough to put down for a house. Maybe that is just me though. Never really looked into it.

you are preaching to the wrong guy. I can't afford to pay contractors to come in and do the work so I have gutted, framed and redid a basement rec room, a half bath and an entire kitchen including refinishing all the cabinets myself :banana Thanks for the tip though :rolf
