The place I am at is too small. I'm looking for something a little bigger.

This is what I am looking for (not needed of course)

-Patio or balcony
-Dishwasher
-Personal washer/dryer
-Personal garage so I can keep my camaro in it with 2 parking spots to keep the silverado and the woman's car.
-Pets ok
-My max payment would be about $800 or so.

I know I'm not going to get everything for that price but its worth a shot.

Buy an inexpensive starter home...heck, 10K should be plenty of money. Buy my house...it'll have new doors and an alarm system!

That's a good area, I used to have family out that way.

If you want I'll keep my eyes open for a few houses.

How many bedroom house are you looking for, two story/single story?

$10k down payment will get you into a starter home. Buy a house with good mechanicals. Thats all you need. Fuck the rest of it. That can be painted, recarpeted etc...much better than renting. Plus with the market sucking right now, your home value will be worth a LOT in a couple years when it spikes back up.

Go to Pyramax on 76th and edgerton. They did my loan and were great. They were also able to use my stocks/bonds and cars as money in case I was to get in a bind (they look at your investments) but they are not collateral. Real cool to work with, my buddy got his loan through there about a year in a half ago. $10k now is minium so you should be good to go.:thumbsup

When me and the misses were looking, we found a decent place on Racine avenue and Janesville in Muskego. It was 1100 sq ft 1 1/2 bathrooms, 2 bedrooms with 1 garage (shared) space. Rent was $830. We ended up finding a lower level apartment in a house in the burbs for $750/month in the same area. Check the ever-shrinking classified section of the Sunday Journal-Sentinel.

an $8k tax credit for this year on a home purchase is nice too and FHA loans would probably help out with the down payment especially if you are a first time buyer.

Honestly I would try and save get 20% for your down payment. Your interest rate will be cheaper and you will save 30-50 a month on your payment avoiding PMI.

^ Not gonna lie, it sounds like a great deal but its deals like that that put us where we are now. Thats why banks are losing their asses on these foreclosures
