just heard from our realter that the home owners ACCEPTED our offer....:thumbsup


asking price $214,900
apraised at $239,900
fairmarket value $220,000


purchase price $182,500 + closeing



we started at 170k and we were prepaired to go as high as 200k that was our limit(and still be "comfortable" with monthy bills and such) so all in all i think we got one HELL of a deal...

house was built in 2004 and has a very nice size lot 1/3 acre and an attached 2 1/2 car garage...


YEAH BOOOOYYYY!!!!!
can't wait to close on this bitch...im ready to move tomorrow :)

i don't have any...it will be at least 60 days till we close...we need it to move from the condo and the peeps that own it are still liven thier.. the pics on the realter website do NOT do the house any justice.. it looks a million times better in person.. i will try and post some of the realter's pics in a few.

and yes we are first time home buyers.. these are a few from the realter's website. the pics do this house no justice at all.. now i just gotta go buy a ring for the girl...i plan on proposing at the housewarming party with both of our family's and all our friends there...

awesome congrats. Is it in Racine? ANd man if that house was built in 2004, these sellers took a HIT on that house at the price you got it for. How people can sell for less than it cost them initially is beyond me LOL

sturtavent... just south of hwy 11 and just east of 90th street.. its newer neighborhood and id say at least 3-4 out of every 12-15 houses are for sale. most forclosure's and short sales tho.. sucks for them..good for us. :)

our banker loan guy said it would be "about" 1450 or less with tax,home owners insurance and mip.. mip is just like a PMI but cheeper since we are getting a FHA loan.. and thats at 5.5-5.0 interist rate for a 30yr loan..when its all said and done we will only finance about 170k or less. with our down payment..

i thought about it already.and or doing one in the road in front of the house...i wonder if the cops can do anything if its IN my driveway/garage....

I did one last fall with the S10 in the main garage, just backed it in, and got it going, manually shifted it in 2nd for some good wheel speed and within 10 sec had the place looking like it was on fire.

good lookin house mike! Going from a condo to a house is a great step, especially a decent looking house such as that one. Sounds like a good buy, AND a great interest rate.... I'm guessing its a fixed rate?

thanks and yes it will be a fixed rate. it would be lower if we had 20% down but with a FHA loan you only need 3.5% down. we have a little more than that just gotta decide if we want to use it all or not...probably won't i don't want to drain our bank account and have something come up....

i can't wait to get out of this condo.. its cheep(1500 sqft 2 bed 1 bath for 600 a month) but i hate it not haveing a garage ...damn landlord uses it for storage. and it need shit replaced b4 we moved in 3 years ago that STILL hasn't got done. hell i remodeld the bathroom and did some work in the kitchen all at my expense....

renting... it sucks. i will never rent again. it was (for the condo) 600 a month plus utility's.... landlord payd condo fee's wich are 150 a month...so we basically get this place for 450 a month wich is a steel and a half. but it's outdated and needs work...all except the bathroom.. lol
