$135,000 is our list price
The neighbor hood is great, mostly older people 60+ except for one couple next door, they are about 28. Husband is doctor and wife is a vet. Hot lady is across the alley
Taxes are $2,317.84 a year
Windows I don't know, they are leaded paned glass with wood framing.
The roof is newer within the last 5-7 yrs
Updates is fresh paint in bedrooms as well as stain with in the last year. Crown molding through out the house, ceramic tile in the bathroom. Basement has a partial drop ceiling inbetween the beams for extra height. Also the basement has a unique feature. In the middle of the room is a fully functional jet tub. The previous owner didn't know what to do with it so he installed it there off the main pipes and right over the floor drain. And it actually works, In fact for parties it works great as a cooler. Just add ice and drinks and turn on the jets The siding is aluminum as well as the garage. The garage has newer trim paint and service door. Yard is great with a big tree with a swing and well taken care of garden.

Did I miss anything? The photos will come later when we are done packing up, and the house is cleaner. Thanks for the interest.

Oh boy, thinkin of beer:) made me think of brats:) , which made me think of summer:shades , and then girls in skimpy clothes at summerfest:drool: , and then realizing that they're 17:crying and then remembering that I could care less ;)

sorry, just my train of thought

Current assessment on that property is 103K which puts FMV in the 110-115K range. If you get anywhere close to 135K, given the current market, you've done well for yourself.

Good luck!

Hmmm, My house and 5 acres are assessed 20k lower than what they're getting for 2 acre lots just down the road from me........I don't think I would use a assessment to determine market value....

It's different all over the place and varies with current market conditions, land improvements (sewer or mound), etc. Having just bought a house in Milwaukee this year and having understudied with both realtors and apprasisers in the past, I'm just pointing out what the pulse is in that area. Comps in that neighborhood that offer more for the $ are sitting.

Just takes the right buyer to come along though... ;)

So I take it you work in real estate 4eyed? Cause my wife works in real estate {licensed} along with her mom and we have several real estate friends and family that have been in it for several years now.

my houses assessment is currently 92,000...but it was appraised the other day at 133G. When I bought it, the assessed value was only 78, bought at 88...

When I bought mine I got it for 123K and it was assesed by the tax man at 132K. I tried to argue that 123K was FMV since I just paid it a few months before. No dice.
I am now at ~173K and I wish my taxes were only $2300:goof :rolf
