It would just need doors to be a bedroom again. newer tile, carpet and wood floors, , new kitchen cabinets and countertop, new concrete patio and sidewalks. 2 car garage, .39 acres private well and septic, taxes for 05 were $2674. We are asking $219,000

Is the roof older or is it just the pics making it appear that way?

If it is indeed old, that might be why you are sitting on it still. I know if I was coming to look at it and could tell it would need a roof soon, I'd turn around and leave. Might be worth spending the $3K and throwing a roof. You'll get it back anyways (possibly twofold) when you sell it.

If it's just shadows making it seem that way, then disregard anything posted above. :thumbsup

The roof is about 9 yrs old. Is is dirty from all the trees here. I have cleaned part of it since that pic was taken and it comes right off . It isn't as bad as it looks in the pics.
